The project was completed in two phases to work alongside University operational requirements. The first phase consisted of structural alterations and internal & external refurbishment at 36-38 Victoria Street. The second phase was to reconfigure the internal layout at the University Health Centre's 1st floor to provide additional consultation areas for increased patient numbers.
The Grade II listed Victoria Villa at 36-38 Victoria Street required significant structural alterations with careful planning & coordination required to facilitate the changes to layouts and finishes. An existing chimney stack was removed to increase floor area which required detailed temporary work designs, structural investigations and a complex sequence of works due to the confined works areas. Assix’s Temporary Works Co-ordinator liaised between the Temporary Works Designer, the scaffold contractor and the client’s Structural Engineer.
Phase 2 works at the University Health Centre were carried out with the building in operation to provide vital NHS services to university staff and students. This required the Assix site management team to continuously liaise with the University’s building manager to ensure that disruption was avoided as much as possible. Works which were identified as highly disruptive were planned for and undertaken out of hours.
Victoria Street Internal & External Refurbishment
Refurbishment of 36-38 Victoria Street to include redecoration, refurbishment of kitchen and sanitary accommodation, partial renewal, and adaptations to existing mechanical, electrical, and plumbing installations.
Structural alterations to remove walls and adapt room layouts at Victoria St.
Fireboarding the basement soffit to achieve 30 minutes of fire resistance.
Installation of 2nr certified 30-minute fire-resisting secondary glazed units to meet Building Regulations requirements.
New data and fibre link between 36-38 Victoria Street and University Health Centre.
Accessibility improvements to 36-38 Victoria Street including a new ramp, automated external entrance, and accessible WC.
Gell St University Health Centre Refurbishment
Reconfiguration of the University Health Centre to provide additional therapy, consulting, and examination rooms, relocate admin offices and staff room, and associated alterations to the services installations.
Sympathetic restoration and replacement of the existing sash windows to the Grade II listed Victorian Villa.
Replacement of existing gutters and repairs to existing roof.
Brickwork and render repairs to existing façade.
Decoration works to the external façade to give the building a sympathetic face lift.
