NEW BUILD RESIDENTIAL

Assix provided pre-construction services for this £10M residential development in Sheffield’s cultural industries quarter. Assix worked closely with the developer and design team throughout pre-construction working as a team to refine the project design, reduce risk and develop a project cost plan. Assix also acted in Cost Consultant role supporting the developer in obtaining funding for the scheme.


DESIGN DEVELOPMENT & CO-ORDINATION

  • Offering build-ability support to the design team during pre-construction design to RIBA Stages 3 and 4.

  • Liaising and managing specialist consultants required to develop the design, reduce risk, and meet planning conditions. Such as demolition surveys, geotechnical surveys, drainage surveys, buried services, environmental surveys.

  • Working with the supply chain to gain specialist input into trade package works, ensuring the best value solutions were incorporated into the design.

COST PLANNING, PROGRAMMING & PROCUREMENT

  • Assix worked with the developer and design team to develop a project cost plan which was updated alongside key design stages.

  • Assix provided feasibility assessments for alternative designs & value engineering options. Driving incorporation of substantial cost-saving options to achieve in excess of £100k savings.

  • Key Trade Package Contractor quotations were sought and provided to support the cost plan and provide current market costs in support of developer funding requirements.

  • Development of the project programme for pre-construction and construction phases.

  • Procurement & contract administration for enabling works trade contractors including Demolition & Remediation works. Our role included drafting of Trade Contract documents, interim valuations, change controls and certifying completion of the works.

ENABLING WORKS MANAGEMENT

  • Location of buried services and tracing locations with GPR technology.

  • Collating existing STATS records and UXO data.

  • Environmental Surveys.

  • Phase 1 & 2 Geotechnical Studies & Site Investigation Works.

  • Archaeological works and liaison with Archaeological Society.

  • Development of Remediation Method Statement alongside Geotechnical Consultant.

  • Co-ordination with Remediation Contractor during the works to provide the most efficient strategy.

  • Liaison with neighbouring sites and third parties.
